Hi, thanks for tuning in. It's Elaine Andrews with Andrews Group, with our "Business Unusual" series. Today's question is, does a seller have to disclose if they have COVID-19?

That's a great question. And it's not a simple answer. So actually, I don't believe they do have to disclose that to you. That's not necessary that they would tell you. However, you can ask the listing realtor if they know if their client has COVID-19. As realtors, we have a duty to be honest and a duty to disclose.

That being said, you must realize that as a professional, we can only disclose what our client lawfully allows us to disclose. So you can go ahead and ask the question and realize that the real estate agent has to answer honestly. So they're either gonna say, "No, my seller does not have COVID," or, "I'm sorry, I'm not able to answer that question." If they say that, then chances are pretty good that you don't wanna go into that house.
