A Few Surprising Sales.

It’s great having listings right now and tough having buyers. We have been involved in a few bidding wars which are so unpredictable, it’s very hard to counsel buyers on how to approach in these situations. This property in Indian River had a long history of being hard to sell:

4090 Goldie a.k.a. 4090 Goldmine - Crazy Sale! Owners paid $460,000 in 1993. They tried to sell in 2012 for $1,248,000, but had no luck. They tried again in 2015 for $1,499,000, again no takers. They put it on in this hot market for $1,899,000 (assessed is $1,633,000) and that seemed reasonable. They had 12 offers and it sold for $2,310,000.

828 Younette: Great Deal! Owners paid $2,120,000 in 2015. They tried to sell several times: in 2019 for $3,180,000 and eventually dropped the price to $2,680,000. They relisted in 2020 for $2,588,000 and again it didn’t sell. They dropped the price to lower than what they paid in Jan, 2021 and listed for $1,998,000 – sold for $199,000 over asking for $2,201,000, only a little more than they paid, Assessed value is $3,021,000 – the property had foundation issues that require $150,000 in repairs, but still a good deal.

2421 Queens: This One Takes the Cake! Purchased in 1984 for $183,000 and assessed at $2,699,500, this property was listed for $2,877,000 and sold for a whopping $723,000 over the asking price for $3,600,000! They had 19 offers!

65 E 39th: Little Mountain neighbourhood gets BIG PRICE! In October last year, this home went on the market for $1,698,000 and sold $161,000 over the asking price for $1,850,000. The new owners sat on it for all of 2 months and maybe just changed their minds? They put it back on with only a small increase of $1,989,000 and it sold for $311,000 over the asking price (assessed at $1,698,000).
